Luxury 55+ living coming to Nickel Plate (In 2027) 🏗️

Bird’s eye rendering of the middle
CityView broke ground this week. If you’ve been wondering what’s been going on here at 116th/Lantern Road. This is it! It’s a $90M project tailored for the 55+ crowd who “have lived here a long time, raised their children, now have grandchildren here but want to stay in the area” and a home they are looking to downsize from. There will be nearly 200 luxury apartments plus two new restaurants and retail spots.
Dirt finds his value 🌎️

Henry hard at work on his comic
Henry Leopold, who is just 11 years old, won “best overall” and “2025 grand champion” at this year’s Comic Book in a Day at the Fishers library. 👏
His family shared the comic with me, and we agreed that it needed to be hosted somewhere for all to see. So, on behalf of Henry and his comic masterpiece, I present to you:
Meet your lenders, Cori and Amie 🏡*

You know Ruoff. Everyone knows Ruoff. But did you know Ruoff LOVES local! Probably. They sponsor the Colts, Indians, Pacers, and of course the #1 amphitheatre in the nation, Ruoff Music Center.
BUT. Did you know the people behind the local Ruoff magic are your neighbors?
Meet Cori and Amie, the Drudge duo who have lived their entire adult lives in Fishers — and the brains behind so many of the homes bought and sold in Fishers.
They can help you with almost any type of mortgage loan you might need - Conventional, FHA, VA, USDA, Jumbo, and many down-payment- assistance programs.
Before you start house hunting, give them a call at 317-439-4495, or visit teamdrudge.com to get ahead of your home buying journey.

The scoop on Kilwins 🍦

Scoopin’ up some Mudsock Mud
Money Snacks - Business Stories is a series showing how businesses in Fishers/Hamilton County approach money and are run. If you’d like to participate, please send me an email. Participate.
Adam Kallick texted one of his clients about putting a Kilwins in their new Fishers building. Not too long later, he opened it himself.
Here are some of the nitty gritty details:
How it works: Kilwins ships 10-pound chocolate bars from Michigan. Stores transform them into handmade treats. Some of their goods like their salted caramels, are hand-made in Petoskey, MI then shipped to stores.
Buildout costs: $600-700K including specialized HVAC, humidity controls, a $9k sign, and a 1,200-pound marble table for fudge making.
Location: Positioned on 116th Street (~36,071 daily vehicles) in the Fishers District, neighbors with Kura Sushi and a future Cava, and many other restaurants and walkable events nearby.
Local touch: Creating a "Mudsock Mud" ice cream, which donates a portion of tub sales to Mudsock Youth Athletics. 21 tubs sold in first two months 🔥
Goal: To create a classroom for his four sons to learn entrepreneurship hands-on. Adam’s consulting business (which he still runs), “would be hard to teach them business practices and life lessons”
